Historic masonry restoration is the repair and structural preservation of pre-war brick and stone buildings using materials compatible with the original construction — soft lime-based mortars, period-matched brick, and stabilization methods that preserve rather than replace historic walls and foundations. The single most common — and most destructive — mistake made on historic buildings is repointing soft, old brick with hard, modern Portland cement mortar. It looks fine for a season. Then the brick starts destroying itself.

Brick fired before roughly 1920 came out of lower-temperature kilns — softer, more porous, and more absorbent than the hard-fired brick made today. Those walls were laid with lime mortar: a soft, breathable binder that flexes with seasonal movement and lets moisture inside the wall evaporate out through the joints.
Modern Portland cement mortar reverses that relationship. It's harder than the old brick and nearly waterproof. When it's packed into the joints of a pre-war wall, moisture that enters the brick can no longer escape through the mortar — so it exits through the brick face instead. Every Northern Illinois freeze-thaw cycle turns that trapped moisture into ice, and the brick face pops off in flakes and sheets — a failure called spalling. The joints survive; the wall dies.
That's why the rule of historic masonry is simple: the mortar must always be softer than the brick. We repoint pre-1920s masonry with lime-rich Type O, Type K, or true lime putty mortars, matched to the original in strength, color, sand texture, and joint profile.
Portland cement joints are less permeable than soft historic brick, so water escapes through the brick face instead of the joint — and freeze-thaw destroys the brick.
Soft lime joints are designed to weather first and be renewed every few generations — protecting the irreplaceable brick. Repointing is maintenance; spalled brick is permanent loss.
No sandblasting, no high-pressure washing, no oversized grinder blades. Joints are raked by hand or with blades sized to the joint so a century-old wall isn't scarred by its own repair.

On estate and wooded properties, tree preservation ordinances add another layer: communities like Lake Forest, Highland Park, Long Grove, and Riverwoods regulate work within the drip line of protected heritage trees, which affects where excavation for foundation stabilization can happen, where equipment can stage, and whether root-protection fencing is required before a permit is issued. We plan access routes, hand-dig within critical root zones where required, and include the tree-protection plan in the permit package so an underpinning or foundation project doesn't get stopped by the village forester.

Most homes built before the 1940s in Northern Illinois sit on limestone block or rubble stone foundations laid with lime mortar. A century of groundwater, salt, and freeze-thaw slowly washes the mortar out — but the wall itself can almost always be saved.
A rubble foundation doesn't fail all at once. First the lime mortar erodes at the base of the wall where moisture is highest. Then individual stones loosen and shift. Left alone, sections bulge inward, the sill above loses bearing, and the floors overhead start to slope. Homeowners are often told the only fix is to jack the house and pour a new foundation — a six-figure disruption that also strips the home of its original fabric.
Our approach is preservation first: rake out the deteriorated joints, repoint with a compatible lime-based mortar, reset shifted stones, rebuild washed-out sections stone by stone, and fix the drainage that caused the problem. Where the footing itself is undersized or settlement is still active, we add engineered underpinning — extending support down to stable soil in controlled sections while the original stone wall stays in place above.

Deteriorated joints are raked out by hand or with small grinders sized to the joint — never wide blades that scar historic brick. Stones are reset, brick is replaced sparingly, and joints are repointed and hand-tooled to match the surviving original work.
Where a limestone or rubble foundation is settling, we install engineered underpinning in controlled sections to carry the load down to stable soil — preserving the historic wall above instead of replacing it.
We correct the grading, gutter, and drainage problems that caused the deterioration, and apply breathable treatments only where appropriate — historic masonry must be allowed to dry through its joints.
